6 Home Investments Worth the Money
Adding a Garage
If your home is zoned for outside improvements, then adding a garage is one of the best financial investments that you can make. Not only does it add to the value of the home, but it also gives you the opportunity to lower your automobile insurance premium payment.
Landscaping
Curb appeal is always a good investment because it increases the overall value of a home. Not only this, but it can make your neighborhood a friendlier place. If you have ever been to a neighborhood with bad lawn service, then you know that the way that your neighbor treats his lawn affects the value of your home as well.
New Appliances
If you are looking to sell a home, perhaps the most important aspect of your upgrades should be investing in new appliances. You can always sell a home for a premium if your appliances are up-to-date. Even if you are not selling, the money you will save in a more efficient use of your power resources will pay for the appliances over time anyway.
Security
Increasing the security in a home will increase its value as well as decrease the insurance payments that you will need to pay on homes in certain zones and zip codes. You will also have increased peace of mind. Security features that are attached to the cloud are quite popular in modern real estate because of their efficiency and reliability – you no longer have to worry about keeping up with hardware that tends to degrade over time.
Plumbing
Having proper maintenance and technology within your plumbing system improves your current quality of life as well as the overall value of a home. It also helps a home to sell much more quickly. The first appraisal that any savvy buyer will do is an appraisal of the plumbing. If something is found wanting, you may lose a buyer who would've been willing to pay a premium on the home.
Pool Or Spa
Adding a pool are spa to your home can greatly improve the value of your home and your enjoyment. A hot tub can be used year round with little maintenance. With the help of professionals, you can get a spa or hot tub set up quickly for a good price that will bring years or enjoyment.

I agree, a hot tub or pool will most definitely depend on your location, but in many areas, it is a must. A pool will be a great addition for those living in Florida, like Kristl mentioned, or other states like California, Nevada, Arizona, etc. I have family in Arizona and many residents there “can’t live” without their pools.
Usually a big fan of your posts but today’s note about a hot tub increasing the value of your home seems questionable at best. Pretty sure a survey of well-known real estate experts would not find the addition of hot tubs on their list of improvements to increase the value of your property.
I think the pool or hot tub addition adding value depends on your location. We currently live in South Florida and a pool is a “must”.
